Specification

 

  • All of the building structures will be of Seismic Reinforced Concrete as stated in the project plans and drawings
  • Perforated clay building bricks will be used for all the internal and external walls of the buildings as stated in the project plans and drawings. Brick sizes will be 25cm × 10cm × 30cm.
  • 3 layers of cement based plaster will appropriately be applied. Special care will be taken to obtain smooth finishing, proper corners and edges. Before the application of undercoat paint, all the walls will be rubbed down smoothly and any cracks will be cut down and filled. After the application of undercoat, a thin layer of paste will be applied and rubbed down again where necessary. 3 layers of acrylic based paint will be applied for finishing. There will be no visible brush or roller marks once the painting finishes.
  • 3 layers of cement based plaster will appropriately be applied and rubbed down to obatain a smooth surface. Special care will be taken to get proper corners and edges. Before the application of undercoat paint, all the walls will be rubbed down smoothly and any cracks will be cut down and filled. After the application of undercoat, a thin layer of paste will be applied and rubbed down again where necessary. 3 layers of plastic based paint will be applied for finishing. There will be no visible brush or roller marks once the painting finishes.
  • Since plywood forming will be used for the structure of the ceilings, there will be some roughness or blemishes at the joints of the plywoods and the corners only. These will be rubbed down in order to have compeletely smooth surfaces. Cement based ready made paste will be applied (S?vateks, Bimteks or equivalent) and surfaces will be rubbed down and cleaned to have them ready for painting. After the application of undercoat, a thin layer of paste will be applied and rubbed down again where necessary. 3 layers of plastic based paint will be applied for finishing. There will be no visible brush or roller marks once the painting finishes.
  • Sample applications of the paints, ready made plasters and pastes will be provided by the constuctor according to the wishes of the management. (For painting Marshall, Dyo or equivalent quality paints will be used)
  • Bathrooms,WCs and the spaces between the kitchen top and bottom cupboards will be ceramic tiles on top of two layers of cement based plaster. The ceramic heights of the bathrooms and the WCs will be up to the top level of the room windows. The ceramic tiles will be left in the water for at least 24 hours before use and then will be fixed with 3 milimeter space between them. The ceramic tiles’ value will be up to 10$/SqM. At least 3 alternative of colour and/or type will be presented to the management for their approval before use.
  • The external stonewall coverings will be applied after two layer of cement based plaster application. These plaster applications will not be smoothened. Before the fixing of the stones by ceramic glue on to the plaster will be cleaned and appropriately watered. All stones will be fixed according to the lines, levels, lengths and heights shown in the main drawing. Alayköy type “yellow stone” with the size of 20cm×40cm×3cm will be used after the approval of the sample by the supervisor.
  • Floors of entrance, entrace hall, kitchen, sitting room, all corridors, bathrooms, bedrooms and WCs will be covered with ceramic tiles in an appropriate way. There will also be 7 cm high  skirting boards fixed where necessary from the same materials.  The ceramic tiles will be left in the water for at least 24 hours before use. Sample of ceramic tiles will be presented to the management for their approval before use. (The ceramic tiles’ value will be up to 10$/SqM).
  • All the bathrooms and the WCs at the first floor will have 3 mm polyester reinforced isolation on top of 8cm concrete leveling alum. The floor level will be 2 cm below the corridors’ level. The spacing between the fix tiles will be 3 mm.
  • All outdoor terrace floors, balconies and the ladder areas  will be paved with first class natural travertine marble. These places will also be 7 cm high  skirting boards fixed from the same material. These travertine marbles will be polished, 2 cm thick and of the 30cm x 60 cm sizes. (It is estimated that value of the travertine which will be used is going to be about 18£ / SqM). Edges of the balconies, thresholds, steps and windowsills will have 3cm thick travertine.
  • The entrance door will be manufactured from MDF material and will be painted in a colour which will be decided by the management. Handles of the doors, stoppers, locks and the hinges will be of the quality of Hafele or equivalent. The management’s approval of the samples provided is required before use of these materials.
  • All internal doors will be American pressed type of which the colour and the details will be determined by the management. Internal doors’ handles, stoppers, locks and the hinges will be of the quality of Hafele or equivalent.
  • All the external doors and windows (except the entrance door) will be double glazed white coloured aluminium, complete with all fixtures and fittings like locks, handles, felts etc. Cross section aluminium details will be submitted to the management for approval. All the applications will be started after the approval of the management.
  • All the pergolas will be made and placed in accordance with the original plans and drawings. All the pergolas will be made out of first class Swedish wood and will be painted with appropriate wood protector.
  • Bedroom wardrobes will be made from laminated material and is going to be rolling type. Their height will be up to the ceiling and one panel will have a mirror fixed on. There will be adequate number of shelves, drawers and hangers. The colour of the wardrobes will be decided by the management.
  • All the kitchen cupboards will be made from laminated material as stated in the original plans and drawings. There will be adequate number of shelves,drawers, dust bin and plate shelves. The hinges will be submerged type. The kitchen sinks will be stainless steel with 1 + ½ bowl. Colours of the cupboards and drawers’ handles will be chosen by the management.
  • All the shower units, toilets and lavatories will be fixed appropriately according to the project plans and drawings.They will all be complete and in good working order . All the lavatories will be of the pedestal type. All showers will be complete with cabin, water mixer and showerhead etc. All armatures will be of first class crom plated type. All the water mixers and taps will be one handle type. Each bathroom and WC will have a toilet paper holder ,soap holder, etagere, one long and one short towel bar. All the materials’ sample will be shown to the management and installation will begin after their approval.
  •  Each apartment will have a boiler and solar heating  unit which will be placed on to the 1st floor terrace, in addition to that  main water depot  will supply the water to the individual apartments. The individual water meters will be at the exit of this main depot. Internal hot and cold water piping will be plastic and the external hot and cold water piping will be of galvanized iron piping. All the waste water pipings will be plastic as stated in the project plans and drawings. Rain water drainage  piping will also be plastic and will be fixed outside the buildings.
  • For the roof terrace waterproofing 3 mm carpet type polyester reinforced isolation material will be used. For heath isolation 2 cm thick foam will be placed on top of 1 inch layer of gravel  and will be covered with appropriate felt.
  • The main water supply for the site will be provided by the contractor.
  • Waste water treatment plant will be biological treatment type. All the buiding’s waste waters will be connected to it as stated in the mechanical project . The plant will be in good working order and the treatment of the waste water will be done in accordance with the relavant environmental rules and regulations.
  • All the electrical works will be done according to the British Standards and as stated in the electrical project. All the materials used will be EMO ( Chamber of Electrical Engineers) approved. In addition a communal stand by jenerator for the emergency power requirements of the whole site with an output power of 385 KVA will be installed. It will always be ready to provide emergency power supply automatically with a change over mechanism whenever there is a power cut.  
  • The infrastucture of the main electricity supply to the site and the transmission unit will provided by the contractor.
  • The communal swimming pools will be built according to the architectual and mechanical projects. The internal tiling of the pools will be done after the selection of colour and size by the management out of the samples provided by the contractor. Sun bathing area’s floor covering will be gravel faced precast terrazo tiles with the sizes of 40 cm X 40 cm. The floor covering of rooms at the basement of the No.1 pool, Gymnasium and Children’s club will be paved with PVC tiles. Sauna, shower, WC and the changing rooms floor covering will be ceramic tiles. The value of these materials will be $10/SqM. These materials will be selected out of the samples provided by the contractor to the management for their approval before use.
  • Changing rooms will have laminated wall partitions. Corridor, Club House and sitting area will be paved with unpolished, unfilled natural travertine marble with the thickness of 2 cm. Ballance tank and it’s room floor will have a concrete alum floor covering.
  • There will be a 7 cm high skirting board applications where necessary from the same material of the floor covering.
  • All external walls will be painted appropriately with acrylic paints and all internal walls will be painted appropriately with plastic paints.
  • It will be of suitable size (18m X 28m) for the purpose of playing basketball, volleyball and tennis. It will have a concrete floor which will be painted with special playground paint.
  • It will be surrounded with 3 M high plastic coated galvinized steel wire fencing.
  • The road front part of the project area will have Local Authority approved pavements. There will be car parks as stated in the project. Adequate pedestrian pavements between the buidings with adequate lighting will be built. There will be appropriate wire and iron fencing will be erected surrounding the project area with the exception of road front.  A resonable area of grass (turf) together with the watering system will also be provided.
  • The materials which needs to be approved by the management will have to be decided upon within a week following the provision of the samples by the contractor. The contractor
